Summary:
We are seeking a meticulous and detail-oriented Rental Property Inspector to join our team.
As a Rental Property Inspector, your primary responsibility will be to conduct thorough inspections of rental properties.
You will play a crucial role in assessing the condition of properties, identifying potential issues or maintenance needs, and providing detailed reports to management.
The ideal candidate will have excellent observational skills, strong attention to detail, and the ability to work independently.
This position offers an exciting opportunity to contribute to the smooth and efficient management of rental properties.
In addition the role includes showing rental properties to prospective tenants.
For this portion of the role a good, licensed candidate has the opportunity to earn commission in addition to hourly pay.
Responsibilities:
Conduct comprehensive inspections of rental properties according to scheduled appointments and/or property turnover.
Assess the overall condition of rental units, including interior and exterior areas, to identify any damages, maintenance issues, or safety concerns.
Document findings by taking detailed notes, photographs, and videos during property inspections.
Visually inspect electrical systems, plumbing fixtures, heating and cooling systems, and other utilities to ensure proper functionality.
Identify and report potential hazards, such as mold, asbestos, pest infestations, or structural damage.
Collaborate with property owners, property managers, and maintenance teams to discuss inspection results and recommend necessary repairs or improvements.
Maintain accurate records and reports of inspection findings, repair recommendations, and completed work.
Stay up-to-date with industry standards, regulations, and best practices related to rental property inspections.
Qualifications:
High school diploma or equivalent; additional certifications in property management, building inspection, or related fields are a plus.
Proven experience as a property inspector, maintenance technician, or in a similar role within the real estate industry.
Excellent observation skills and attention to detail to identify potential issues or hazards.
Strong written and verbal communication skills to provide clear and concise reports to management.
Proficient in using technology tools such as digital cameras, mobile devices, and inspection software.
Ability to work independently and manage time effectively to meet inspection deadlines.
Physical ability to navigate and inspect properties, including climbing stairs, accessing tight spaces, and lifting moderate weights.
Valid driver's license.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
