Responsibilities:
Maintain the community throughout the day by removing litter, debris, and pet droppings and ensure all common areas and amenities are clean and free of litter at all times.
Assist in removing trash and remaining items from any vacant apartments as needed.
Assist in cleaning and maintaining the maintenance shop and storage areas.
Complete assigned and routine service requests as requested by Maintenance Supervisor and/or Community Manager, and assists with the make-ready turn process.
Maintain community's stairs, railings, and gates to ensure all are properly functioning according to codes and safety standards.
Keep the community and it's surrounding areas clean by frequently pressuring washing and leaf blowing as scheduled by Management.
Distribute notices and communications to residents as necessary.
Assist with community fire watch as necessary Complete regular painting projects to upkeep community Utilize insecticides and chemical sprays to prevent pests Report appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
Demonstrate customer services skills by treating residents and others with respect.
Answer resident questions with tact and respond empathetically to complaints about maintenance services.
Comply with TIG Management's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing all required training on OSHA and other safety related laws and requirements, and reporting accidents and incidents promptly and accurately.
Groundskeeper Requirements:
High school diploma or GED Fluent in English Must be available to work on-call hours as needed 1
year grounds keeping or related experience 1
year maintenance related experience Valid driver's license Proficient in using manual and power tools safely Free from allergies that interfere with Groundskeeper duties Ability to follow instructions Attention to detail while working quickly and efficiently Ability to endure working long hours outdoors
